Most of the turnovers we handle here are condos downtown and along Lakeshore, rental apartments near the three GO stations, and townhouses in Headon, Millcroft, Brant Hills, Alton Village and Orchard. The owners and managers behind them want more than an empty, swept unit. They want something they can photograph for a listing that afternoon.
A move-out clean takes longer than a regular clean because it covers the places no one reaches while a unit is lived in. This is what is included.
Cleaning will not take care of everything. If we find a burn mark on a counter, a cracked tile, a dripping tap, a broken blind or a stain that will not lift, we photograph it and list it in the notes we send with the room photos. For a landlord, that list helps with the deposit conversation and the repair call. For a seller, it means no surprises at the home inspection. We do not paint, patch or repair. We tell you what we saw so you can decide who to call next.
A move-in clean follows the same list, done before the boxes arrive. It is usually quicker, because the unit has often been cleaned once already. It is also the only time the back of each cabinet and the floor behind the fridge are easy to reach. Many buyers of resale townhouses in Orchard and Alton Village book one for that reason.
A condo turnover in Burlington involves more than cleaning. Downtown and Lakeshore buildings often require contractors to book the service elevator, sign in at the concierge, park in a set spot and finish within set hours. We take care of that.
The last few days of each month are the busiest. Book about a week ahead most of the year, and two weeks ahead at the end of June and the end of August, when family moves and lease changes cluster. If you need a unit done the day the old tenant leaves, tell us the date when you book and we will hold the slot.
Landlords and companies with ongoing turnovers usually set up standing per-unit rates under property management cleaning, along with common-area service. If the unit has just been renovated, a post-construction cleanup deals with the drywall dust first. Typical per-unit ranges are in the Burlington cleaning cost guide, and you can send us your unit details for a fixed price.
It depends on the size of the unit and its condition. A one-bedroom condo that was kept up costs less than a three-bedroom townhouse with years of kitchen build-up. You get a fixed price before anything is booked.
Yes. Inside the fridge, freezer, oven, dishwasher and microwave, and inside every cabinet and drawer, are part of every move-out clean. They are not add-ons.
Yes. We book the service elevator, follow the concierge sign-in and parking rules, and work within the building contractor hours. Leave the key in a lockbox or with the superintendent and we will send photos when it is finished.
About a week most of the year. Around month-end, and especially at the end of June and August, two weeks is safer.
