Condo boards and property managers in Burlington tend to say the same thing: the cleaning is fine until it is not, and then it costs a resident complaint, a board email and a drive across town. We are set up to stop that cycle.

Burlington's managed housing falls into three main groups. First, condominium corporations downtown and along Lakeshore Road, where residents notice a smudged lobby door the day it happens. Second, mid-rise rental buildings that have gone up near the Burlington, Appleby and Aldershot GO stations, with the move-in and move-out traffic that comes with commuter tenants. Third, townhouse complexes across Brant Hills, Headon, Millcroft and Aldershot, where the common areas are spread out but the turnovers still need doing. We handle all three, and many of our accounts are a mix.

How we take over a building

  1. Walk the building with the superintendent or manager. We note every space, the trouble spots and what the last vendor left undone.
  2. Write a scope for that building. It lists tasks, frequency and days. A copy is posted where the superintendent can see it.
  3. Issue the paperwork. A certificate of insurance naming the condominium corporation or the management company goes to you before we receive a single key or fob.
  4. Set up billing your way. We ask for your building code, unit format and PO process before the first invoice, not after.
  5. Start, then review after thirty days. We adjust frequency where the building needs more or less.

The common areas, room by room

Lobby, vestibule and mailroom

These are the spaces residents judge you by. Door glass, mats, the mailbox wall and the hard floor are done on every visit. From December to March, salt and slush come in from Lakeshore and the parking lot all day, so lobby floors get extra passes and the mats get pulled and cleaned underneath.

Corridors, stairwells and elevators

Corridors are vacuumed, with doors, frames and scuffed walls spot cleaned. Stairwell landings and handrails are cleaned on a set day. Elevator walls, buttons, door tracks and floors are done each visit, and protective pads go up when a resident has a move booked.

Garbage, recycling and organics

Chute rooms and garbage rooms are where buildings start to smell. Floors are washed, bins wiped, and the organics area kept under control, especially in July and August.

Amenity and shared spaces

Party rooms after bookings, gyms, laundry rooms, bike storage, guest suites and the management office. Garage sweeping and litter pick-up around entrances run on their own schedule. In townhouse complexes, we can add mailbox kiosks, shared walkways and the garbage enclosure to the same visit.

Vacant units: priced before they come up

A turnover should never need a fresh quote. We agree on a per-unit price for each unit size in your portfolio up front, with a condition adjustment that is also agreed in advance. When a tenant gives notice, you send the date and unit number and it gets booked.

Each turnover covers the kitchen (inside every appliance and every cabinet, range hood and filter), bathrooms (fixtures descaled, grout, fan cover), closets, baseboards, windows and tracks, and floors. When we finish, you get a photo of every room. You can sign off from your desk instead of driving out to Millcroft to look. For the full list, see move-in and move-out cleaning.

What stays the same across your portfolio

Once-a-year and project work

Spring is when Burlington buildings show the winter: salt rings on lobby tile, grit ground into corridor carpet, and garage floors that need a proper sweep. We put carpet extraction, hard floor stripping and refinishing, and window programs on a yearly calendar that the board can budget for. After a corridor refresh or a suite renovation, we handle the dust with a post-construction cleanup before residents move back through.

Typical monthly and per-unit ranges are in the Burlington cleaning cost guide. If you want to try us on one building first, set up a walk-through.

Frequently Asked Questions

How is a vacant unit turnover priced?

Per unit, by size: bachelor, one-bedroom, two-bedroom or townhouse. Any condition adjustment is also agreed in advance. Once the rates are set, a move-out just needs a date and a unit number.

We manage buildings in more than one part of Burlington. Can it all go on one agreement?

Yes. Each building has its own written scope, and you choose one invoice per building or one for the whole portfolio.

How do we know a turnover was actually done?

Every turnover ends with a photo of each room, sent to you the same day. You can approve the unit or pass the photos to the owner without going on site.

When do we get the certificate of insurance?

Before any keys or fobs change hands. It names the condominium corporation or the management company, whichever your contract requires.
