Floors are the first thing people see when they walk in, and the first thing a Burlington winter ruins. We put them on a plan so they look right all year, not just the week after a big clean.

Most commercial floors in Burlington fall into two groups. There is vinyl composition tile, or VCT, in plaza units along Appleby Line and Walkers Line, in clinic hallways near Joseph Brant Hospital, and in warehouse offices off Mainway. Then there is commercial carpet tile in the office buildings along the QEW, the North Service Road and Harvester Road. Each one wears out in its own way, and each needs its own routine.

How a strip and refinish works

Floor finish is a clear coating that sits on top of the tile. Over time it scuffs, yellows and traps dirt. Mopping does not fix that. The old finish has to come off and new finish has to go down. On a VCT floor, the job goes in this order:

How often floors need it

Most Burlington businesses do not need a full strip every few months. A typical plan looks like this:

This costs less over a year than letting a floor go until it needs a heavy strip.

Working around your hours

Wet floor finish cannot take foot traffic, and it needs time to cure. We do floor work in the evening, overnight or on weekends. Before we start, we agree with you which areas close and for how long. Rooms are coned off, doors are signed, and if a hallway has to stay open we do it in halves so people can still get through. You get the floor back dry and safe to walk on, with a note on when heavy carts or furniture can go back.

What winter does to entrance floors

From December to March, salt and slush come in from the parking lot, the sidewalks on Brant Street and every ramp off the QEW and the 403. Salt leaves a white film on tile and eats into the finish. Left too long, it dulls the floor right down to the tile. That is why the first few metres inside a door look worn by February.

We handle it in three ways. Entrance floors get extra scrubbing during salt season to lift the residue before it sets. Mats are cleaned underneath, not just on top. And many clients book a scrub and recoat of the entrance in early spring, before the yearly strip, so the damage does not spread.

Carpet: extraction versus interim cleaning

Commercial carpet needs two kinds of care. Interim cleaning is a lighter clean of the surface that keeps traffic lanes from looking grey between deep cleans. Hot-water extraction is the deep clean. Hot water and cleaning solution are pushed into the carpet and pulled back out with the dirt, so it reaches what vacuuming and surface cleaning leave behind. Most offices book extraction once or twice a year and interim cleaning in the busy lanes in between.

Spots and stains

Coffee under desks, salt lines at the door, and ink near the printer are the usual problems. Spot treatment is part of regular visits. Older or set-in stains get treated during extraction. Some stains will not come out completely, and we tell you that before we start, not after.

Plan it, do not get surprised by it

Floor work can be booked as a one-time job, for example before a lease handover or after a long winter. It works better as part of a recurring office cleaning or maintenance contract. The strip dates, recoats and carpet extractions go on a yearly calendar you can see, so they show up in your budget instead of as surprise invoices. The Burlington cleaning cost guide shows how floor work fits into a monthly plan.

Gyms, showrooms and places of worship have their own floor problems. See specialty facility cleaning for those. To get your floors measured and a schedule written up, book a walk-through.

Frequently Asked Questions

How long before we can walk on a freshly refinished floor?

Usually a few hours for light foot traffic, once the last coat is dry. Heavy carts and furniture should wait longer, until the finish has cured. We leave a note with the times for your floor before we go.

Can you do floor work without closing our business?

Yes. We work evenings, overnight or on weekends, and if a hallway has to stay open we do it in sections. Everything is agreed with you before we start.

What can be done about salt damage at our entrance?

Extra scrubbing during salt season lifts the residue before it sets into the finish. In early spring, a scrub and recoat of the entrance area usually brings it back without waiting for the yearly strip.

Do you clean carpet as a one-time job?

Yes. Carpet extraction and stain removal can be booked once, or added to a recurring contract on a set schedule, usually once or twice a year.
